The rebate is different here

Braintree's electricity comes from the town's own company, the Braintree Electric Light Department. That takes Braintree out of the Mass Save electric program.

BELD pays its own rebate on an ENERGY STAR hybrid electric water heater, which is the same thing as a heat pump water heater. It is $250. You need an active residential account and a sales receipt less than six months old, and BELD says to allow four to six weeks.

If you heat with gas, the rule changes. BELD sends gas heat customers to Mass Save, and Mass Save says customers in a municipal electric town qualify for its heat pump water heater rebate, $750 in 2026, if they are gas heating customers of a sponsor. National Grid is the gas company in Braintree. Tank, tankless or heat pump.

Permits

The Building Division is in Town Hall at 1 John F. Kennedy Memorial Drive, 781-794-8070. Town Hall is open 8:30 to 4:30 on Monday, Wednesday and Thursday, until 7 on Tuesday and until 1 on Friday.

Plumbing and gas applications go in online through the town's PermitEyes system. Ask the plumber to show the permit fee as its own line in the quote.

The housing

The median home in Braintree was built in 1957. About 69 percent are single-family, and 22 percent of units are in buildings with five or more. Half the town heats with gas and close to a third with oil.

Water and gas

Braintree's water comes from Great Pond Reservoir, which it shares with Randolph and Holbrook. For a gas smell, leave and call 911, then National Grid at 800-233-5325.

Tenants

Questions

Is this a plumbing company?

No. This is an independent referral site for Braintree. Calls go to a local licensed plumber. Ask for the license number on the call.

What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or the breaker. Put towels down and move anything valuable off the floor. Then call.

I'm a tenant. Whose problem is this?

The landlord's. Massachusetts requires landlords to supply hot water and to fix a failed heater promptly. Shut the valve, photograph the leak, and notify the landlord in writing today. If you need the number for a plumber because the landlord asked you to arrange it, that is what this line is for.

It's a condo. Who pays?

Usually the unit owner for the heater itself and any damage inside the unit; damage to units below or common areas goes through the association's master policy and your HO-6. Document everything before the plumber removes the old tank.

Do I need a permit?

Yes. Massachusetts requires a plumbing permit (and a gas permit for gas units). A plumber who says you do not need one is a warning sign.

Do you charge for the call?

No. You pay the plumber directly for any work you agree to.
