Newer housing, and a lot of it in larger buildings

The median home in Canton was built in 1980, the newest of any town this site covers. Nearly a third of the housing units are in buildings with five or more.

In a condo or an apartment the heater is often in a closet above another unit. Massachusetts requires a pan under it there, and a leak becomes the neighbor's problem fast. Heaters on upper floors.

The permit

Canton's fee schedule, in effect since July 1, 2008, charges $40 for a water heater that needs both a gas and a plumbing permit.

Work started without a permit is charged double. If the inspector arrives and the work is not ready or the inspector cannot get in, the town charges the installer a $50 re-inspection fee before it will rebook.

The Building Department is in Memorial Hall, 801 Washington Street, 781-821-5003. It opens early: 7 to 3:30 on Monday, Wednesday and Thursday, 7 to 5 on Tuesday and 7 to 1 on Friday. Applications are taken through the town's online permitting program.

Two water sources

In 2025 Canton got 56 percent of its water from the MWRA and 44 percent from seven town wells. MWRA water is soft. The town's blend does not come with a published hardness figure, so ask the water department. What hardness does to a tank.

Gas and rebates

Eversource supplies both gas and electricity in Canton. For a gas smell, leave and call 911, then Eversource at 800-525-8222. Mass Save's rebate on a heat pump water heater is $750 in 2026.

Tenants

The Canton Board of Health is at 79 Pleasant Street: 781-821-5021.

Questions

Is this a plumbing company?

No. This is an independent referral site for Canton. Calls go to a local licensed plumber. Ask for the license number on the call.

What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or the breaker. Put towels down and move anything valuable off the floor. Then call.

I'm a tenant. Whose problem is this?

The landlord's. Massachusetts requires landlords to supply hot water and to fix a failed heater promptly. Shut the valve, photograph the leak, and notify the landlord in writing today. If you need the number for a plumber because the landlord asked you to arrange it, that is what this line is for.

It's a condo. Who pays?

Usually the unit owner for the heater itself and any damage inside the unit; damage to units below or common areas goes through the association's master policy and your HO-6. Document everything before the plumber removes the old tank.

Do I need a permit?

Yes. Massachusetts requires a plumbing permit (and a gas permit for gas units). A plumber who says you do not need one is a warning sign.

Do you charge for the call?

No. You pay the plumber directly for any work you agree to.
