Well water

Sharon's water comes from six town wells. The town's 2025 report lists calcium as high as 39.4 parts per million. Calcium alone at that level works out to about 98 milligrams per liter of hardness, which the U.S. Geological Survey calls moderately hard.

That is several times the hardness of the MWRA water in Quincy or Milton. More minerals means more sediment in the bottom of the tank, so the yearly flush matters more here. How to do it, and what else keeps a tank from leaking.

The permit

Sharon charges by the size of the job. For an existing one- or two-family house the plumbing fee is a $75 base plus $12 for each $1,000 of the work, and the gas schedule is the same. On a $2,500 heater that is a little over $100 a permit.

A reinspection is $75. Work found more than five days after it started with no permit is charged double.

Getting hold of the office

The Building Division is at 217R South Main Street, 781-784-1525, extension 2310. It is open Monday through Thursday, 8 to 9:30 in the morning and 2 to 4:30 in the afternoon. Applications are filed online.

The town says its plumbing and gas inspector keeps no office hours. Inspections are done Monday, Wednesday and Thursday between 12:30 and 3:30.

The housing

Sharon is the most single-family town on this site, at 86 percent. Two-thirds of homes heat with gas, and the median home was built in 1970.

Gas and rebates

Eversource supplies both gas and electricity. For a gas smell, leave and call 911, then Eversource at 800-525-8222. Mass Save's 2026 rebate on a heat pump water heater is $750.

Tenants

The Sharon Health Department is in the Town Office Building at 90 South Main Street, 781-784-1500, extension 1205.

Questions

Is this a plumbing company?

No. This is an independent referral site for Sharon. Calls go to a local licensed plumber. Ask for the license number on the call.

What should I do right now?

Turn off the cold water supply valve on top of the heater, then shut off the gas valve or the breaker. Put towels down and move anything valuable off the floor. Then call.

I'm a tenant. Whose problem is this?

The landlord's. Massachusetts requires landlords to supply hot water and to fix a failed heater promptly. Shut the valve, photograph the leak, and notify the landlord in writing today. If you need the number for a plumber because the landlord asked you to arrange it, that is what this line is for.

It's a condo. Who pays?

Usually the unit owner for the heater itself and any damage inside the unit; damage to units below or common areas goes through the association's master policy and your HO-6. Document everything before the plumber removes the old tank.

Do I need a permit?

Yes. Massachusetts requires a plumbing permit (and a gas permit for gas units). A plumber who says you do not need one is a warning sign.

Do you charge for the call?

No. You pay the plumber directly for any work you agree to.
